How are rental applications processed?
Applications are processed on a first-come, first-served basis. Please allow 1-3 business days for processing once all required documents are submitted. Please send completed applications. -
Who needs to fill out a rental application?
Each adult (anyone 18 years or older) who will reside in the property must submit a separate application, even if they are related or part of the same household. -
What income is required to qualify?
Applicants should have a combined gross income of at least three times the monthly rent amount. Proof of income is required, and self-employed applicants must submit tax returns, a profit and loss statement, and possibly bank statements for verification. -
Is there a credit score requirement?
Yes, each applicant must have a minimum credit score of 600. Applications from those with open bankruptcies cannot be accepted. Applications are considered for bankruptchy discharges 2 years or older from application date. -
What background checks will be conducted?
Culver Realty conducts comprehensive credit, criminal, and eviction history checks. Applicants must have no prior evictions, judgments, or unpaid rents associated with previous rentals. -
What should I include for rental history verification?
Complete the information in the application portal so that Culver Realty can contact your current and previous landlords to verify rental history. -
Can I have a pet?
Pet Polices vary by property, certain dog breeds are not allowed. Assistive animals are exempt. -
What is the application fee?
There is a $50.00 (USD) non-refundable fee per applicant. The application is incomplete and will not be processed until the fee is paid. -
What happens if I withdraw my application after approval?
If you withdraw your application after it has been approved, all deposits will be forfeited. -
Can I reapply if my application is denied?
Yes, but please ensure you meet all the listed criteria before reapplying to improve your chances of approval. -
Is there a penalty for falsifying information?
Yes, falsifying any information on the application is grounds for immediate rejection of your application and termination of your lease. -
Do I need a Social Security number to apply?
Yes, a valid Social Security number is required for each applicant. -
How do I submit maintenance requests?
Culver Realty handles all maintenance requests through an online tenant portal. Tenants can log into the portal to submit requests, track the status, and communicate with maintenance staff as needed. -
How are rent payments made?
Rent payments are made online through the tenant portal. This convenient system allows tenants to securely make payments, view payment history, and manage their account.
